Hotel Policies
Destination Fee
A daily destination fee of $35.50 (subject to change) is applied to each room of your stay in order to provide the following services and amenities, which enhance the guest experience. Please contact the hotel directly for more information.

Americans with Disabilities Act Compliance
The property has seven rooms certified compliant with the Americans with Disabilities Act. We are also able to provide devices for hearing-impaired guests. All common areas are ADA compliant.
Bag Storage
Should guests need to leave baggage on our property before checking in or after checking out, the hotel will oblige and issue a bag check. In consideration of this complimentary storage, the hotel is not liable for the theft, loss, damage or destruction of the property in the absence of gross negligence on the part of the hotel or its employees. If the property is not claimed within 24 hours, the hotel shall have the right to examine its contents, in the presence of management, for security purposes as advised by NYPD and Operation Nexus. After 10 days, it will be treated as lost and found.
Bathtubs
The majority of our rooms are equipped with bathtubs. Our accessible and standard rooms do not have bathtubs.
Business Center
Business services available to include fax, copies, and printing services provide at the Front Desk. Feel free to ask for Desk Manager for assistance.
Check-In and Checkout Times
Check-in time is at 3 p.m. and checkout is at noon. If you arrive early or need to depart late, our team will likely be able to store your luggage. We cannot guarantee early arrivals and late departures, but we will attempt to accommodate requests. Late departures up to 4 p.m. are subject to a half-day rate and departures after 4 p.m. are subject to a full-day rate.
Closures/Calendar
The Rosehill Rooftop is subject to closure on occasion for private events. The hotel will make every attempt to notify our guests of these closures with appropriate signage in our lobby and elevators. We also post these closures on our website once a party is confirmed.
Damage
Any damage to a room, its fixtures or items in the room will result in a charge that will be at the discretion of management.
Dietary Restrictions
We ask that guests or patrons with dietary restrictions notify us by phone, email or OpenTable as soon as possible so that we can do our best to accommodate. If you are dining with us, please notify your server of your restrictions upon being seated.
Do Not Disturb Policies
The interior of each door has a “Do Not Disturb” and a “Please Clean Room” hanging sign. When the “Do Not Disturb” sign is on the outside of the door it will alert all staff members not to knock or enter the room for any reason. When the “Please Clean Room” sign is shown, the staff knows they should clean the room as soon as they can. Management reserves the right to enter a room with a known status of “Do Not Disturb” in the event of an emergency or if they suspect illegal activity is taking place.
Drinking Age/Intoxication/Conduct
The drinking age in the United States is 21 years old. All underage patrons must be accompanied by a parent or guardian for admittance, and no minors are permitted at the bar at any time. Valid proof of age is required for all guests when consuming alcohol on our property. Public intoxication will not be tolerated. Disrupting our guests with inappropriate behavior including harassment, offensive or insulting language, or any other means deemed inappropriate by management will result in dismissal from the property.
Event Policies
Please consider the other guests and patrons that are sharing our space. We do not allow decorations, entertainment, outside food and drink (including cakes and cupcakes), or other items or activity that would affect our atmosphere unless the space has been rented exclusively. Exclusive rentals are subject to the terms of a contract.
Fitness Center
The fitness center is limited to guests over the age of 18 (unless accompanied by an adult) and is at your own risk. It is assumed that patrons know their physical limitations. Proper attire, including shirt and shoes, must be worn at all times, and equipment must be wiped down after use.
Groups
Groups of eight or more must be booked through our sales department.
Guarantee, Nonrefundable, Cancellation or Change of Reservation
A valid credit card is required to reserve a room, and a full 24-hour notice prior to the 3 p.m. arrival time is required to cancel or to make changes to a reservation. We charge a full day’s room and tax to the credit card used to guarantee the reservation if a cancellation occurs within this period. Nonrefundable rate reservations are not subject to cancellation policies and are nontransferable. In order to secure the lower rate at the time of the booking, the guest has waived the ability to cancel. The amount for the entire stay is due at the time of the booking and is not refundable for any reason.
Housekeeping
For the safety of our staff and our guests, all occupied rooms will be serviced while guests are not present. We can service a room at any time that is convenient before 4 p.m. Please alert the front desk or a housekeeping supervisor if you would like to schedule service at a particular time. Guests who return after 4 p.m. to find they left the “Do Not Disturb” sign on the door will not be able to have the room fully serviced, but an attendant will empty garbage and provide fresh towels and amenities. Should you need further assistance, contact the front desk.
Illicit Activity, Noise and Complaints
The hotel will report all suspected illegal activity to the appropriate authorities and reserves the right to refuse service to anyone suspected of involvement in such activity. The hotel reserves the right to enter any area of the hotel, including guest rooms, should there be a suspicion of illegal activity, or if we suspect our property, staff or guests are at risk. All guests are expected to exhibit appropriate conduct while on our property and in our rooms. Public intoxication will not be tolerated on our property. Disrupting our guests with inappropriate behavior including harassment, offensive or insulting language, or any other means deemed inappropriate by management will result in dismissal from the property in addition to payment of any charges the hotel incurs as a result of the disruption.
Maximum Occupancy, Rollaway Beds, Additional Guests and Registration
Room rates are based on single or double occupancy with $30 plus tax added to the nightly rate for each additional adult. Adults are considered 12 years of age and over. Maximum occupancy for a room with one bed is two guests and maximum occupancy for a room with two beds is four guests. The hotel does not have rollaway beds or cots, nor do we allow additional bedding to be placed in the rooms, as ordered by FDNY. All additional guests must be registered with the front desk at the time of arrival.
Meeting Room Policy
All requests for the use of our meeting space must be made in advance with our sales department and are subject to the terms of a contract. Unless stated in the contract, all reservations, hotel, and food and beverage policies apply.
Minimum Age Requirements
In order to reserve a room and check into our property you must be at least 21 years of age and provide a valid driver’s license and credit card. The hotel requires that someone at least 21 years old stays on the property and is responsible for all activity that takes place.
Operation Nexus
The New York City Police Department’s Operation Nexus is a nationwide network of businesses and enterprises joined in an effort to prevent another terrorist attack against our citizens. Members of Operation Nexus are committed to reporting suspicious business encounters that they believe may have possible links to terrorism. Park South Hotel is an active member.
Outside Food and Beverage
The hotel does not allow any outside food or beverage. In the case that a specific item is needed, and we are not able to provide it, please contact management from either the restaurant or hotel in advance for approval.
Package Receiving and Storage
The hotel has limited storage space. We will store small or medium packages arriving a maximum of two days prior to the arrival date. The shipping label must contain the name of the reserved guest and their arrival date, or we will not accept the package for security reasons, as advised by NYPD and Operation Nexus.
Parades/Street Closures
Because of the diversity and grandeur of New York City, parades and other events sometimes close down certain streets in Midtown—usually on Sundays, with the exception of Thanksgiving for the Macy's Thanksgiving Day Parade on 6th Avenue. The hotel is not responsible for any effect a street closure may have on the agenda of our guests.
Parking
The hotel has a partnership with a local garage that provides valet parking for our guests. Self-parking is available throughout the city and prices vary per garage. There are a number of garages within a few blocks of the hotel. We do not recommend parking on the street, regardless of posted signage, as damage, theft or parking tickets can occur.
The hotel is not responsible for fines, loss or damage to cars on the street or in the loading zone directly in front of the hotel. Currently, valet parking rates are $70 per night for cars, with a $10 surcharge for oversize vehicles such as SUVs, trucks, vans and wagons. Rates are subject to change. This rate is based on a 24-hour period with no in/out privileges. Cars exceeding the 24-hour period by more than one hour will be charged for a full night.
Under normal circumstances, the hotel recommends allowing roughly 30 minutes to retrieve your vehicle for departure. The hotel and garage are not responsible for personal belongings left in the car or glove compartment. We recommend removing all valuables from the car when you arrive and ask that you leave only the key to the ignition. All claims for loss or damage must be made to the garage attendant at the time the car is returned. After guest departure, insurance regulation states that the hotel and garage assume no liability for loss of or damage to a guest’s property or vehicle.
Payment Policies
Upon arrival, guests must provide a valid government issued ID and a credit or debit card in their name (with card numbers visible), which will be authorized for the full stay plus $100 per day for incidentals. Incidental holds will be released at check-out if no charges are incurred during the stay. While most banks release these holds immediately after departure, some may take up to 30 days; the hotel is not responsible for any resulting fees. Accepted payment methods include major credit cards (Visa, Mastercard, Amex, Discover, JCB, Diner’s Club) and Hyatt gift cards. We do not accept prepaid cards (e.g., Venmo, Cash App, Chime), mobile payments (Apple/Google Pay), personal checks, or foreign currency. Cash is only accepted as payment upon departure. Refrigerators and Coffee Makers
The hotel does not provide refrigerators and coffee makers in all rooms. They are based on availability—free of charge—on the day of arrival.
Privacy Policy
We are aware of your concerns about the privacy of your information. We have no desire or intent to infringe on your privacy and we will not provide your personal information to anyone. When you provide information such as name, address, email address and telephone number, we will not give or sell this information to any outside company for any reason. The information you provide remains confidential and is used only to support your customer relationship with us. We have appropriate security measures in place to protect against the loss, misuse or alteration of information we have collected from you. We appreciate your confidence in us and promise that we take your privacy seriously.

Porterage
A fee of $3.84 a bag, per item $7.68 up to two bags may be assessed in the event a large amount of luggage or packages are handled by the bell staff for a particular guest. This will be determined on a case-by-case basis by hotel management and notification will be given to the guest. The full amount is payable to the hotel with the entire amount being issued to the bell staff responsible for handling the items. Groups of 10 rooms or more may be subject to porterage as stated in their contracts.
Safes/Lost and Found/Personal Property
In-room safes are provided in every room to store any items of value. The hotel is not liable for the theft, loss, damage or destruction of the property in the absence of gross negligence on the part of the hotel or its employees. The hotel will make every effort to retrieve and hold any items accidentally left behind for up to 30 days. After that period has passed any items become property of the hotel and may be disposed of. To inquire or claim a lost and found item, please visit ILeftMyStuff.com and use Hotel ID #84341. Any items left in or next to the garbage bins are considered refuse and will be discarded. Guests are encouraged to avoid confusion by placing all items in the drawers and cabinets provided or in their luggage.
Shipping
The hotel is able to provide shipping supplies if available. However, pickup and payment must be made exclusive of the hotel.
Smoking Policy
Park South Hotel is a nonsmoking property. Smoking in the rooms or tampering with the smoke detectors will result in a cleaning fee of $150 and continued noncompliance will result in dismissal from the property.
Taxes
Taxes are applied on a nightly basis and are as follows: New York state sales tax 8.875%, city tax 5.875% and city occupancy tax of $3.50 per room per night.
Transportation
We work with a third-party transportation provider and are not liable for any delays or missed transfers due to issues experienced on their end.
Valet Laundry
The hotel has a partnership with a local dry cleaning and laundry service Monday thru Saturday. Same-day service is available if clothes are received by 9 a.m., and they are returned that evening at 5 p.m.
If the clothes are received after 9 a.m., they will be returned the following day at 5 p.m. The hotel is not responsible for loss or damage but will make every effort to work with the cleaning service and the guest should a problem occur.

Pet Policy
We do not allow animals of any kind on our property, with the exception of registered service animals with certification. Noncompliance will result in a $200 cleaning fee and dismissal from our property.
