Hotel Kabuki was amazing! The decor and vibe of the hotel was super cool and relaxing. I would definitely stay here again.

Cool place to stay!

The hotel was beautifully decorated for the holidays!  We really enjoyed our experience here.  Our bed was very comfortable, and the room had a beautiful view of the city, Golden Gate Bridge, and Mt.Tam in the distance.  We enjoyed cocktails at the hotel bar and they were delicious.  The neighborhood felt safe, and it was fun to walk up Fillmore to all the shops and restaurants.  We appreciated getting a hotel discount at the Kabuki Springs.  Both my husband and I enjoyed massages there and the baths!  Overall, a wonderful time!

Be aware. The photos of the hotel on the website do not come close to the actual hotel experience.  The room we had had street noise. There were what appeared to be blood stains on some of the linens. Hairs in the shower. Nicks on the furniture. 

This hotel is old and desperate need of renovation.

Be aware. This is an old beat-up property. Not as advertised.

Overnight parking is not promised as there are limited spots and they do warn that your car could be broken into. The room is awful and the beds are the smallest beds I’ve ever been in. The AC didn’t work - overall 0/10 would not recommend. Customer service was terrible and not willing to help.

Don’t stay at this hotel

Kabuki hotel is in the most perfect and most safe location of San Francisco. It is right next to Japan town and Fillmore neighborhood which have a lot of food and entertainment. We were able to easily park our car in Japantown mall for $30/ day which is very afforable for SF.  Hotel rooms were very nice and clean, and hotel lobby was cozy and inviting. All staff were very happy, nice and helpful. We will definitely come back at stay at this hotel :)

Kabuki Hotel Excellent Experience

I have always wanted to stay at the Kabuki hotel and always thought it was in a great location connected to Japantown. The opportunity opened itself because I attended the Hassan Minaj + Ronnie Cheung show on a Friday night and took part at the Koho SF market (as a selling vendor and playing DJ the following Saturday. The price for the room was a bit high but, as a reward for myself, I felt it was worth it. The plus, checking out, going to the car to get my gear for the market really worked out. I would stay again if given the opportunity.

Great Location for multiple reasons!

Our stay was good overall. Kudos to the staff who received us upon arrival. We arrived several hours before the stated check-in time and fully expected to wait or leave our luggage. Instead, we were pleasantly surprised to be checked in early, which allowed us to proceed with our planned activities worry-free—this was truly appreciated.

The only issue we encountered was a misunderstanding regarding the parking fee. We initially thought that the daily parking fee meant a reserved parking space for the entire day. However, we later learned that the fee applies per entry, meaning we were charged each time we exited and re-entered the parking on the same day. Essentially, it functions more like a pay-per-use parking fee rather than a true daily rate. We hope this can be communicated more clearly to guests, either during check-in or on the hotel’s website.

As for the room, it met our expectations, and the hotel offers good amenities. Overall, it was a pleasant stay with excellent service from the staff.

Great Service, Early Check-In, but Parking Policy Needs Clarity

Small modest, but unique and eclectic boutique hotel in the middle of Japan town with easy access to almost all the attractions of San Francisco. Terrific service, unique design, and warm welcoming public spaces. a gorgeous and relaxing Japanese garden awaits anyone looking to take a break outside amongst the conifers and Koi. The rooms are austere with minimal furniture and decor but I guess that’s in keeping with the Japanese vibe. I highly recommend this property as an alternative to staying in fisherman‘s wharf or union Square or even South the market. Well, you’ll need an Uber to see anything beyond Japan town, those are very fast to hail in this area.

Unique property with lovely public spaces

The general vibe of the hotel and lobby / restaurants are a 5. The rooms are hard pressed at a 1. Clearly an old hotel where 100% of the money was spent on the lobby, bars and restaurants. 
The rooms had new-ish paint and cheap new tile shower and that's about it. 

Our first room had massive scratches and patches of missing paint on the walls and a toilet that howled like a scalded wolf. Neither of our rooms had doors on the bathroom and only on the toilet room. This wouldn't be a big deal except the old electrical meant that there was only one light for the whole bathroom. So waking up at night meant you flood light in the entire room. 

Single pane windows also meant you hear everything! ... from the karaoke bar across the street in the middle of the night to the couple having sex next door. (that last one I can forgive)

Great place to go for dinner or drink. I even tend to not care too much about rooms and prefer a hip experience to "nicer" rooms... but they are so bad here I don't think I can go back.

What a unique and exceptional hotel.  Modern indie boutique (Japanese) vibe with great public social spaces, spacious stylish rooms and a spa and Michelin starred restaurant attached - just fantastic.  All staff we encountered were exceptional, really anticipated needs and had a great demeanor.  Gorgeous gardens, The food at Nari is phenomenal.
